Are you licensed?
Yes, our company is licensed with both the California Department of Real Estate (#01959979) and California Contractors State Licensing Board (#1113587) -
Can you put rent directly into my account?
We pay our owners on the tenth of the month. This gives us time to collect rent and pay necessary property bills. -
Do you sell real estate too?
Yes! We sell dozens of homes per year. If you'd like to explore this option with us contact our office at (760) 687-2400. -
How soon can you start managing my property?
We prefer to move quickly! As soon as you sign our agreement and provide us with your keys and maintenance reserve, we take over management. This can happen in one day. -
What type of properties do you manage?
We manage single family and small multifamily properties (sub 30-units). We also manage a few small commercial buildings. -
How do you determine the rental rate for my property?
As one of the largest local property managers in the Coachella Valley we have a great sense of the market. We also understand that every property has unique features that may make it more or less desirable to tenants. What is expected of owners as it relates to homeowners insurance?
Owners are required to maintain an active landlord (dwelling/fire) insurance policy at all times. The policy should name our management company as an additional insured or interested party so we’re notified of any changes or cancellations. This protects your asset and ensures coverage for rental-related risks. -
What is a maintenance reserve? Why is it important?
A maintenance reserve is a set amount of funds held in your property’s operating account to cover routine repairs and unexpected issues. Having a reserve allows us to respond quickly to maintenance needs without delays, helping protect the property and maintain tenant satisfaction. It prevents small issues from turning into larger, more expensive problems. -
Why is using licensed, bonded, and insured maintenance professionals important?
Licensed, bonded, and insured vendors protect you from liability and ensure work is completed to professional and legal standards. If something goes wrong, proper insurance coverage helps shield you from financial risk. It also protects the long-term condition and value of your property. -

Compliance inspections ensure the property meets local safety, habitability, and regulatory standards. Staying compliant reduces legal risk, avoids fines, and helps protect both you and your tenants.
