Our Seamless Onboarding Process
Rental Analysis & Consultation
We begin by providing you a detailed rental analysis based on current market data, local trends, and your investment goals. This allows us to recommend a pricing strategy that balances occupancy, revenue, and long-term performance.
Tour the Property
We’ll schedule a time to visit the property and meet you in person. Before we begin management, we want to understand what makes your property unique, along with the neighborhood and any maintenance needs.
Management Plan & Agreement
Next, we walk through your management plan and finalize your agreement. You’ll understand exactly how we operate, how we communicate, and what to expect as your property moves into management. At this time you will set up your online Appfolio portal, which will be the home for property documents and financial information. We’ll also collect a $400 maintenance reserve.
Property Setup & Documentation
After signing your agreement, you’ll be introduced to our Office Manager and Owner Relations Leader, David Mercado. He and his team will gather and organize everything needed to properly set up your property, including:
- Property details, features, and amenities
- HOA requirements and compliance items
- Insurance, ownership documents, and tax forms
- Keys, access instructions, and entry systems
A complete onboarding package will be sent to you. A prompt response allows us to move quickly and avoid delays in marketing your property.
Property Inspection
One to three business days after receiving keys and reserve funds, we’ll send out our Inspector to document the condition of your property. This will help us determine what maintenance work needs to be done to start marketing your property.
Rent Ready Work
Shortly after we inspect your property, we’ll send you a list of repairs that need to be done for your property to be considered show-ready. As a full-service property manager, we can take care of these repairs for you. If you’d like to coordinate the repairs yourself, you can do that too.
Property Preparation & Marketing Launch
Once your property is ready, we prepare it for leasing with a structured, high-visibility marketing process:
- Professional photos and optional 3D tours
- Lockbox installation and showing access setup
- Listings on major rental platforms like Zillow and MLS
- Scheduling and showing coordination through automated systems
If your property is already occupied, we coordinate a smooth tenant transition while maintaining communication and continuity.
Leasing and Ongoing Management
Once everything is in place, we find a tenant and take over the full day-to-day management of your property.
This includes tenant screening, rent collection, maintenance coordination, inspections, financial reporting, and tenant communication. Our goal is simple: provide a hands-off ownership experience while protecting and growing your investment.
